We are committed to continued reinvestment in our property, and this has included recent upgrades with all new Imperial Luxury bedding throughout the complex, as well as our 50” SmartTV with built-in Chromecast roll-out.
We are also very excited with a major re-furnishment starting in 2024 to our unit facilities and décor, even further enhancing everyone’s experience here at the Villa’s!

All our units offer full kitchen and dining facilities plus for catered options we have an excellent range to choose from on-site and close by …

Villa Breakfasts – Delivered to your room is a daily option of cooked or continental breakfasts.

BBQ & Leisure – We provide a beautiful, landscaped leisure area including BBQ facilities, outdoor dining and seating, ideal for on-site family and group gatherings staying with us.

Homestead Restaurant & Bar – located directly opposite the motel this is a great place for the whole family and features an extensive selection of delicious dishes and exciting kids menus as well as The Ave Sports Bar and entertainment venue.

Also, within a neighbourhood of convenience a short walk to other eateries including more restaurants, bakery, diary and convenience stores, take-aways and Caltex service station.

Car-parking

Is free – on-site we offer a large car-parking area with bus/trailer parking and 24-hour CCTV monitors. Carparking is on first come first serve basis.

Housekeeping

All our beds are triple sheeted (no bedspreads) ensuring all coverings are completely changed between guest stays ensuring the highest quality and hygiene satisfaction.
All linen laundry and supplies are outsourced and provided by professional commercial resources.
Each unit is quality assured by our supervisors upon completion.
Units are serviced daily through-out your stay.
All our luxurious bedding is supplied by Vendella – DreamGreen environmentally sustainable bedding.

By booking directly with us you are guaranteed the best rate, no booking fees and a complete room availability that is not available anywhere else.

It is also easier to make changes to your direct reservations, be it, guest numbers, room type or special requests and with a 24 hour cancellation policy (not 48 hours) an additional day for a free cancellation option.

Room Occupancy
All rooms are advertised as a single/twin share basis unless otherwise stated. All guest staying on the property after 9pm must be registered as staying guests. Additional charges are applicable if the number of adults or children (aged 5 and over) exceeds the number of registered guests.

Smoke-Free Policy
All our guestrooms are non-smoking areas – including stairwells Any guest found smoking in the room or on the stairwells including vaping, burning candles or any products that give off smoke fumes will incur additional cleaning fee and/or any charges applicable and the guests will be asked to leave, and the motel cancellation policy will apply.

Pet Policy
The Homestead Villa Motel do not allow pets onsite including the motel carpark except for assistance animals. Guests are liable for any fines incurred for leaving animals in cars. If found to have a pet onsite guests will be asked to leave, and the motel cancellation policy will apply.

Noise Policy
Consideration of ALL guests staying in the complex at all times is essential.
Noise levels must be kept to a minimum after 9pm

Accommodation Policy
All reservations made are in acknowledgement of the Motels policies which include acceptance that all charges incurred being the responsibility of the registered guest. Confirmations are deemed as the agreed contract and it is the bookers responsibility to ensure these are accurate to requirements and correct at time of receipt.

A cancellation fee of one night’s accommodation will apply to any reservation cancelled within 24 hours prior to day of arrival, excluding group/block bookings which are subject to special cancellation policies.
Bookings that do not have charge back facilities, valid credit card on file or deposit paid are on an automatic 5pm day of arrival release and will be entered back into our system for resale without further notification.

No Shows will be charged one night’s accommodation fee and automatically cancelled from our system without further notice. Additional charges will apply for surplus cleaning due to prohibited actions including excessive mess, cooking of odoriferous foods and/or smoking in the rooms.
Registered guests are liable to pay for any damage incurred to the room, contents or property being it malicious or accidental by the guest or any associates.

Only guests included in the contracted room rate are allowed to stay on site after 9pm.

The Motel assumes no responsibility for loss or damage of guest property including, guest laundry services or vehicles parked on site which is at the owner own risk.
